New Extension of the Suspension of Evictions for Vulnerable Households

Evictions and foreclosures of people and families in vulnerable situations will be suspended until December 31, 2025.

The Official State Gazette (BOE) has published today Royal Decree-Law 1/2025, of January 28, which establishes urgent measures in different areas, such as the economy, transport and Social Security, in addition to reinforcing protection for people in vulnerable situations.

Among the provisions included in this regulation, the suspension of eviction and foreclosure procedures is again extended for those vulnerable households that do not have an alternative housing option, in line with the provisions of Royal Decree-Law 11/2020.

Thus, the measure will remain in force until December 31, 2025, applying in the following cases:

1) Non-payment of rent in homes subject to the Urban Leasing Law of 1994, when the tenants are vulnerable households with no other housing option.

2) Occupation without legal title in homes owned by large property owners (owners of more than 10 properties), when the occupants are victims of gender violence, dependent persons or those with minors in their care, and are in a vulnerable situation.

Likewise, the possibility remains for owners and landlords affected by this suspension to request financial compensation in certain circumstances. Such applications may be submitted until December 31, 2026.
